Bay window costs: stone repair, build and replacement prices

Bay window crack repair cost, inc. masonry repair cost – section replacement price example
- We replaced different sections of this Edwardian bay window in hand carved Bath stone. Our new stonework exactly replicated the sections of the bay window that had been damaged by steel beam during a rear extension to the house. Finchley, London. The cracked lintel above the window had led to the two front mullions (columns) also cracking over time. We planned the necessary repairs with the homeowner, and offered various options and prices.

- New capitals. £2,695.00 + VAT.

Stone mullion replacement cost. Sill, mullions and brickwork replacement price example
- We replaced the mullions, sills and all of the brickwork beneath this Edwardian bay window. Damage to the window had been caused by a car crashing into the front of the house.
- We were able to support the lintels and then reuse the capitals and jambs.
- All preparation work making the internal of the house secure prior to work commencing. £1,375.00 + VAT.
- All temporary works supporting the lintels. £715.00 + VAT.
- Replacing the mullions in Bath stone. £4,015.00 + VAT.
- Replacement of the sills. £4,235.00 + VAT.
- Brickwork and render externally and internally. £2,332.00 + VAT.

Stone bay window partial rebuild cost example
- We were able to rebuild this Victorian bay window, as we could save elements of the existing bay that hadn’t perished. Location: Finsbury, London.
- The bay window sills to be replaced and the existing removed and disposed of. £4,004.00 + VAT.
- Creation and installation of two carved, floral capitals. £4,631.00 + VAT.
- All new jamb and mullion bases. £2,332.00 + VAT.
- Creation and installation of two lintels. £2,541.00 + VAT.
- Additional restoration to the stone elements of the bay that we were able to keep and reuse. £1,501.50 + VAT.
- Total: £15,009.50 + VAT

Victorian bay window replacement cost example
- Bay window replacement, Hampton, London
- We removed the existing bay window and then supplied and installed a new hand carved bay window to replicate their neighbour’s.
- Recessed the internal gutter system into the top of the cornice and lead line. This meant that there was no need for any external guttering which does make for a much cleaner aesthetic.
- We also built a new roof using welsh slate and full lead flashing and rolls.
- Total: £19,305.00 + VAT

New, hand carved, Bath stone bay window price example.
- We removed the existing brickwork that formed the Victorian bay window elements and supplied and installed a new hand carved, Bath stone bay window to replicate their neighbour’s. Location: Wanstead, London.
- We had to support the 1st floor brickwork and bay window and install the new bay window without disturbing the building above and having any movement.
- We then had to rebuild the brickwork between the cornice of the new bay window and the sills of the 1st floor. This was to level the brickwork as it was out of level by 80mm over the length of the bay window. This had to be undertaken by removing 5-10 bricks at a time, and then reinstalling new bricks on the correct level. This was to ensure that there was structural stability at all points.

What influences cost, examples
- Property context: age, construction type, listing status and conservation area controls shape method and approvals.
- Scope and severity: localised repairs sit at one end; full-elevation restoration with carved replacements and parapet works sits at the other. Structural issues and waterproofing add temporary works and sequencing.
- Access and logistics: scaffold height, pavement licences, red-route constraints and rear access through the property etc.
- Element complexity: tuck pointing, gauged arches, fine mouldings and carved profiles require specialist hours; detail is the time driver.
- Materials and matching: like-for-like bricks (often imperial), Bath or Portland stone, compatible lime mortars and brick specials carry lead times that can affect the programme.
- Compliance and permissions: listed building consent, conservation officer reviews and Party Wall procedures add hold points but reduce risk and rework.
